Glass roof allows light to penetrate into the overshadowed spaces between the Essoldo and the roadside. â€‹

Use of glass frontage publicises activity within the space, providing an inviting aesthetic that is visible from the main road.

Hard landscaped steps by canal side encourage loitering and activity.

Spaces directly adjacent to the canal are left untouched to maintain cycle paths.

OPPORTUNITIES 

Situating bars / cafes next to canal gives opportunities for riverside development e.g. providing outdoor seating overlooking the canal.

THREATS

Atrium space provides link from Edge Lane to canal; improving its accessibility will hence encourage its regenerated use. Situating bars / cafes below bridge by canal side means they are less affected by noise pollution from road. Distinction between public (front) and private (rear) ccess is created.

Spaces behind Essoldo are overshadowed in the evening therefore artificial lighting will be needed.

Space to provide studios between Edge Lane properties and Essoldo is narrow and limiting.
